What makes A&A different from a new fit-out

On a new site you control the conditions. In A&A you inherit them: a slab that is not level, a wall that is not where the drawing says, services buried in a ceiling nobody has opened since handover. The scope is discovered as much as designed, and every discovery lands against a date that was fixed before anyone knew.

  • Existing conditions surveyed, not assumed — measured against what is built, not what was drawn
  • Live building operations — access windows, noise limits, protection of areas still in use
  • Discovery absorbed in-house — a filler, bracket or panel that only the site reveals is made in our facility, not ordered in

Why the in-house facility matters more in A&A than anywhere else

New-build work can be ordered from a catalogue. A&A cannot: the filler that closes a 23 mm gap against an out-of-plumb wall, the bracket that suits a substrate nobody documented, the panel remade because the opening is 40 mm narrower than the drawing. Those are one-off items. Ordering them costs weeks; making them at E9 Premium costs days.

What to send us for a realistic assessment

A&A is priced on constraints as much as on scope. The more of the following we have at the start, the fewer surprises land later.

  • Existing drawings if they exist — and a note on how much you trust them
  • Photographs of the areas involved, including ceilings and service risers if accessible
  • Whether the premises stay in use, and the access hours available
  • Any noise, dust or hot-works restrictions imposed by the building
  • The handover date, and whether areas can be returned in stages
  • Finishes and specification level expected

What moves the cost and the programme

  • Access. Night-only or weekend-only working changes labour planning more than any material choice.
  • Unknowns behind finishes. What is above the ceiling or behind the wall is the single largest source of variation.
  • Protection requirements. Clinical, retail and occupied office environments carry protection and cleaning obligations that do not exist on empty sites.
  • Fabricated one-offs. Items that must be made rather than bought — the reason in-house production shortens the recovery when something is discovered.

Can you work while the building stays open?

Yes. We have delivered works in a live medical facility and in phased commercial sites, with access, protection and sequencing planned around operations.

How do you handle scope discovered on site?

It is surveyed, priced and, where it needs a fabricated item, made in our own facility rather than sourced externally.

Do you carry out demolition and making good?

Yes, as part of the A&A scope, together with builder’s works for services and fixings.

Can areas be handed back in stages?

Yes — phased handback is normal on occupied buildings and is planned into the programme from the start.

What if the existing drawings are wrong?

We expect that. Existing conditions are surveyed and measured before fabrication, and the survey, not the drawing, is what the workshop cuts against.
