The joinery, stone, metalwork and spray finishing that most fit-out contractors subcontract are produced in our own facility — which is why the programme has fewer parties in it and fewer places to stall.

Where commercial fit-out programmes actually slip

Rarely on site labour. Almost always at a handover between parties: the joinery shop that is three weeks behind, the stone supplier whose template does not match the built condition, the metal subcontractor whose bracket does not suit the substrate. Every one of those is an interface, and every interface is a place where a date can move without anyone owning it.

Our E9 Premium facility runs joinery, waterjet stone processing, laser-cut metalwork and spray finishing across more than five production units. Those four handovers happen inside one company, against one programme.

Working on live and phased sites

Much commercial fit-out happens while a building is trading or occupied. That changes the work in ways a programme written for an empty site does not anticipate.

  • Access windows instead of open sites. Night and weekend working changes labour planning more than any material decision.
  • Protection of finished and trading areas. Hoarding, floor protection and daily make-good become part of the scope, not an afterthought.
  • Noise, dust and hot-works limits imposed by the building, which often decide the sequence rather than the drawing.
  • Work that can be paused and resumed without damage — which rules out some methods entirely.

The team includes quantity surveyors, project managers, drafters, production specialists and installers — the coordination roles a multi-trade fit-out needs, not only the site trades.

What to send us for a quotation

A fit-out is priced on constraints as much as on area. The more of the following we have at tender stage, the fewer variations land later.

  • Layout and elevation drawings, with the finish schedule if it exists
  • The handover date, and whether the space can be handed back in stages
  • Whether the building is trading, and the access hours available
  • Building rules on noise, dust, hot works and lift access
  • Specification level expected — and where it is negotiable
  • Any long-lead items already selected or specified by the designer

What moves the cost and the programme

  • Long-lead items. Imported stone, specialist glass and bespoke hardware set the critical path far more often than the build does.
  • Access. A tower crane, a service lift or a stair is not a detail — it decides how large a finished item can be and whether it must be assembled on site.
  • Finish level. The difference between laminate and sprayed finishes, or between standard and bookmatched stone, is larger than most budgets assume.
  • Interfaces with others. M&E, fire protection and base-build works run alongside fit-out; the programme is only as reliable as the coordination between them.

Common questions

Do you subcontract the joinery?

No. Joinery, stone, metalwork and spray finishing are produced at our own E9 Premium facility.

Can you work around a trading tenant?

Yes — phased works, access windows and protection of occupied areas are planned into the programme.

Do you take design coordination, or only build?

We cover design coordination, shop drawings and material sourcing through to installation and after-sales.

What size of project do you take?

The facility is set up for multi-phase, fast-track and high-volume commercial work. Send the scope and programme and we will tell you if it fits.

Can you hold a fixed price with an incomplete design?

Usually not without qualifications. We will tell you which parts can be fixed now and which should stay provisional until the design is resolved.
